Real estate prices rise up to 30% in Venezuela

Real estate prices in Venezuela have risen by as much as 30%, according to the portal Curadas on October 5, 2026, driven by a sharp imbalance between existing demand and the actual availability of operational properties in key areas.

This trend in the property sector reflects a restructuring of the dynamics of sales and leasing, in which the scarcity of available units is pushing prices higher. The real estate market operates mainly under a dynamic of transactions in foreign currency, which means that deals depend on immediate liquidity in hard currency and on the bargaining power of the parties involved.

The rise in property prices comes amid an economic context in which the Central Bank of Venezuela (BCV) recorded a month-on-month change of 8.4% in the National Consumer Price Index (INPC) in September 2026, marking the second consecutive month of single-digit inflation, according to the daily Descifrado. Likewise, according to data published by the newspaper El Nacional, cumulative inflation stands at 225.3%.

The divergence between the moderation of general inflation and the rise in property prices reflects the particularities of a heavily dollarized real estate market that is detached from broad indicators tied to the national currency, where access to credit and the availability of properties determine the pace of transactions.
